Description

Description: (*£5,000 introducers fee available)
For many discerning buyers, finding a property which can truly be said to benefit from all that the coast, Forest and village life offers is an understandable aspiration. Holly Lodge is a spectacular country home which comes to market providing all the above, having been the subject of an extensive programme of works commissioned by our sellers with unerring sophistication and a sympathetic eye for detail. Enjoying direct gated forest access and beautifully tended part walled gardens, a recently constructed garage block counterpoints some fascinating period cob stabling, the whole fronting fence enclosed turnout paddocks. In all about 2.29 acres (0.93 ha).

Wootton and Tiptoe are neighbours of the busy and flourishing village of Sway and sit on the southern edge of the New Forest, three miles inland from the coast and the historic market town of Lymington. A thriving community exists with a primary school, church, public house and farm shop and the village benefits from easy access to nearby open Forest, making it an ideal location for equestrian enthusiasts, walkers and nature lovers alike. Sway station provides a regular service as part of the London to Weymouth line, with junction 1 of the M27 motorway being approximately 10 miles to the north.

*There is a commission of £5,000 for any person that introduces a buyer, so tell all your friends about Holly Lodge (Must be a first time introduction and never previously inquired)

A walled vegetable garden with raised beds adds to the bucolic feel. The northern boundary has direct gated Forest access. Recently constructed, a Garage Block 12.19m (40ft) x 5.49m (18ft) of boarded elevations under a tiled roof is divided internally into a double garage and separate workshop/machine store all with light and power. Outside stairs lead to a first floor Recreation Space 12.19m (40ft) x 4.23m (13ft 10in) with some restricted head height and eves storage, currently used as a gymnasium. Of period origins a Stable Block 12.8m (42ft) x 4.23m (13ft 10in) of part cob elevations under a tiled roof is divided internally into three boxes. From a lobby stairs lead to the first floor which has been subdivided.
